Is BAH different on the Tennessee side vs. the Kentucky side? +
No. Fort Campbell is one Military Housing Area, so your BAH is identical in Clarksville, TN and Oak Grove, KY. It's based on your duty station and rank — not the address you choose. The practical difference between the two sides is commute, taxes, and what your money buys, not the allowance itself.
Can I use BAH to qualify for a VA loan? +
Generally yes. Lenders can count BAH as qualifying income when it's documented on your LES, and because BAH is tax-free, many lenders "gross it up" — treating it like pre-tax income — which can meaningfully raise the payment you qualify for. Should I buy, or take on-post housing? +
It depends on your timeline and goals. On-post (Campbell Crossing) bundles utilities and is simple, but it builds no equity and has waitlists. Buying with a VA loan at $0 down can turn your BAH into equity if you'll be here long enough to absorb closing and selling costs — usually a few years. If you may PCS again soon, renting or on-post can be the safer math. The honest answer is different for an E-5 on a 2-year window than an E-7 expecting to stay.
Will my BAH actually cover a mortgage here? +
At most pay grades in the Clarksville market, yes — BAH comfortably covers a typical 3-bedroom payment, and at higher enlisted and officer grades many families have room to spare.
